Development of a greenfield site for residential dwellings. The project involved initial master planning following by multiple resource consents for enabling earthworks, stream reclamation, a stormwater reserve, staged subdivision, roading and housing. The site had a Single House zoning and was adjacent to industrial activities. Non-notified resource consent was obtained for non-complying activities that required extensive assessment on the proposed density, ecological issues and reverse sensitivity effects.
